Originally constructed in 1963, this Mies van der Rohe building features a 29-story residential tower with a terrazzo plaza and pool deck as well as an adjoining parking garage.
REVIVE provided historic preservation and building envelope consulting services for multiple building improvements including the historical restoration of the terrazzo plaza and pool decks, the ground level aluminum curtainwall system, and interior common areas. Careful attention was taken with replacement materials to ensure close replication of historic characteristics and consistent material appearance.
A thorough mockup approval process was completed for key elements, including the terrazzo topping, terrazzo precast pavers, curtainwall glass and repair materials, and masonry. Shop drawing and submittal reviews, as well as onsite observation, were also important parts of REVIVE’s services to maintain critical Mies details such as the alignment of joints and precise placement of each element.
In addition to the plaza and pool deck renovation, REVIVE Architecture also performed a comprehensive condition assessment of the parking garage including hammer sounding of exposed concrete framing, drainage assessment, and material testing.
